Monthly rentals are designed for people who arrive with a suitcase. They are the closest thing to a serviced apartment in villa form.

Most rental sites imply their listings are complete. Ours are not, and here is precisely where the gaps are. We counted every field across all 76 long-term rental listings on 7 September 2026.

What that means for you, practically

The structural facts - how the villa is furnished, whether there is a pool, how parking and electricity work - are reliably there, and you can filter on them. The two services people most want to know about are the two most often left blank: only about a third of listings state a Wi-Fi speed and fewer than one in five state a cleaning frequency.

So those are your first two messages to the owner, every time: 'What is the actual download and upload speed, and can you send me a screenshot of a speed test?' and 'How many times a week is cleaning, and is it included in the rent or billed separately?' A cleaning service you assumed was included is $80 to $150 a month you had not budgeted.

We would rather publish the gap than pretend it is not there. It is also, frankly, a reminder to our own owners: a listing that answers these two questions gets more serious enquiries than one that does not.

How Do Monthly and Yearly Compare on Total Cost?

Here is the comparison for a two-bedroom villa in the Canggu area, using the median asking rent on the villas we actually have available rather than a round number.

The base rent is our measured median for a two-bedroom available today; the yearly figure applies the 25 percent discount that sits in the middle of the usual 15 to 30 percent range. Even after paying separately for internet, cleaning and rubbish, the yearly tenant is about $3,840 a year better off.

What that comparison hides is the cash you need on day one - a yearly lease here is normally settled six to twelve months upfront. We work that through in the cost of living in Bali, and the trade-off itself in monthly versus yearly.

Get this in your contract. The most common dispute is over AC repair. AC units break frequently in Bali (humidity, heavy use). Your contract should state that the owner covers AC maintenance and replacement.
