The 24 available today ask a median IDR 47,500,000 ($2,690), and at the same bedroom count that gap holds - well-priced villas let fast. Yearly contracts save 15 to 30 percent; utilities are extra.
The table below is not an estimate. It is the median asking rent across Property Plaza's own listings, each reviewed by a person before it went online, measured on 7 September 2026 over 68 long-term villa rentals, with the number of listings behind every row shown so you can judge how much weight it carries.
Prices are per month. Where an owner quotes a yearly rent we divide by twelve. Dollar figures use 17,631 IDR to the US dollar, the mid-market rate on the day of measurement. The sample is every long-term villa we have listed, including those now let or withdrawn - a price someone asked is still a real data point, and 68 of them describe the market better than a handful.

Mid-market rates taken on 10 September 2026. They move, so treat them as a way to read this page rather than as a quote. Your bank will not give you the mid-market rate.
Areas we do not quote: Ubud, Sanur, Seminyak, Uluwatu, Kerobokan and Kuta. We have one or two long-term rentals in each of those right now, and Sanur none at all. A range built on a single villa is that villa's price, not the market's, so we leave it out rather than dress it up. Most sites will quote you a confident figure for all six; it is worth asking them how many properties it came from.
What is still available asks about double
The median across everything we have listed is IDR 33,000,000 a month ($1,870). Across the 24 you can rent today it is IDR 47,500,000 ($2,690). The obvious objection is that the available villas are simply bigger, so we checked: they are barely bigger at all. Mean bedroom count is 3.08 against 2.84, and median building size 200 m2 against 170 m2.
Holding bedroom count fixed, the gap does not go away.
At three bedrooms - the size with the most listings on both sides, and so the number to trust most - what is still available asks twice what the let or withdrawn villas asked. The four-bedroom row rests on only three available villas, so read it as a direction, not a figure.
A market does not double in six months. The likelier explanation is simpler and more useful to you: villas priced near the lower end let quickly, and what stays on the market is what is asking more. Treat the lower median as the price you can reach with patience, flexibility on area and a willingness to move fast - not as what you will find waiting for you this week.
These are asking prices, not agreed prices. Expect to negotiate 5 to 15 percent, particularly beyond six months, and more if you pay a year upfront.

Here is what that looks like in practice. A 2-bedroom villa in Canggu that rents for $1,800 per month on a monthly basis might cost $1,300 per month on a yearly contract. That puts $6,000 back in your pocket over 12 months.

When monthly makes sense: You are new to Bali and want to try different areas. You plan to stay 3 to 6 months. You want a fully serviced villa.
When yearly makes sense: You know your area. You want the lowest price. You are comfortable paying several months upfront.
One important note: yearly contracts in Bali often require 6 to 12 months of rent paid upfront. Budget for this lump sum before signing.

Budget an extra $100 to $300 per month for utilities, depending on your AC usage and villa size.
Utility Costs Breakdown
Electricity is the wildcard. A villa with 3 AC units running 8 hours a day can cost $150 to $200 per month in electricity alone. If you use fans instead of AC, your electricity bill drops to $40 to $60.
Bali uses a prepaid electricity system (token listrik). You buy credits through an app or at a minimarket and top up your meter. This makes it easy to track your spending.
For internet, ask if the villa already has a fiber connection. Installing new fiber internet (Biznet or IndiHome) takes 1 to 3 weeks and requires the owner's cooperation. Many monthly rental villas come with Wi-Fi already set up.
A three-bedroom villa in the Canggu area costs roughly twice a two-bedroom. What it does not do is get cheaper per bedroom - and that is the opposite of what most rental guides will tell you.

Sharing a bigger villa saves less than people expect, because the larger villas on the market are also the better-specified ones: newer build, bigger pool, closer to the beach. Some renters take a 3-bedroom and rent out the extra rooms to other expats. This is common in Canggu and Pererenan. Make sure your rental agreement allows subletting before you do this.
What affects the price most:
Rental scams are a real problem in Bali. Fake listings, inflated prices, and landlords who disappear after you pay are all common, especially on social media.
